With the Renters Rights Bill now set into law, there’s been no shortage of headlines — many suggesting dramatic change or uncertainty for landlords. But in reality, this Bill could mark a positive step forward for the lettings sector, creating a fairer, more professional environment for both landlords and tenants alike. It is worth noting that the timetable for implementation still hasn’t been disclosed, with some sources saying a six month lead time may exist.

Across Norfolk and Suffolk — and indeed the UK — tenant demand remains at record levels. The lettings market continues to show strong returns, with more people renting for longer and seeking high-quality, well-maintained homes.
The Renters Rights Bill could even strengthen demand further. By giving tenants greater confidence and flexibility, renting becomes an even more attractive option. Tenants will be able to move more freely between homes that suit their changing circumstances, and the introduction of pet-friendly provisions is expected to increase the appeal — and therefore the rental value.
We may also see some upward pressure on rents, particularly in areas where tenants’ ability to move regularly and their desire for pet-friendly homes drives demand higher.
For landlords, that’s a reminder that the fundamentals remain strong: a limited supply of rental property, high tenant demand, and a growing emphasis on quality and care.
