Over recent weeks, we’ve made some important changes to the way Starkings & Watson operates, including the closure of some of our local branch offices as we bring more of our teams, properties and resources together within our Central Hub.

We appreciate that this is a noticeable change, but in many ways it represents a return to our roots. Our Hub has been at the heart of the business since 2017 and was the model that helped us grow across Norfolk and Suffolk in the first place. By bringing our people together again, every property benefits from a larger team of experienced agents, negotiators, marketing specialists and sales progressors working collectively to get our clients moved. We remain firmly local, covering the same communities and carrying out the same viewings, valuations and appointments – but with the strength, resources and communication of one larger team behind every sale.

108 SALES AGREED IN AUGUST
August proved exactly what our team – and the market – can deliver. During the month, we agreed sales on 108 properties across Norfolk and Suffolk, achieving an average of over 98% of asking price for our sellers. Even more encouragingly, 29 of those 108 homes found a buyer in less than one month. That means more than a quarter of everything we sold during August was sale agreed within its first month of marketing. Behind every one of those numbers is a seller moving forward and a buyer starting the next chapter – and we’re incredibly grateful to everyone who chose Starkings & Watson to be part of their move.

THE MARKET: OPPORTUNITY IS THERE
The wider market remains competitive, but there are plenty of reasons to be positive as we head into the traditionally busy autumn period. Buyers currently have more choice, which means presentation, marketing and – above all – getting the asking price right from the outset are increasingly important. Rightmove reported a larger-than-usual seasonal fall in new seller asking prices during August, with the number of homes available for sale at a 12-year high for this time of year. At the same time, buyer demand has shown signs of improving.

Our own August results demonstrate the point perfectly: buyers are there, they are viewing and they are making offers – but they are increasingly selective about which homes represent good value. For sellers, realistic pricing combined with strong marketing can make the difference between sitting on the market and getting moved. For buyers, the current level of choice presents one of the best opportunities in recent years to find the right home.
